Imagine owning a luxury apartment in Victoria Island that earns money while you sleep — without hunting for tenants, negotiating rent, chasing payments or fixing a single tap. That is the promise of hotel-managed apartments in Lagos: you own the property, a professional hotel runs it, and you share in the income from every guest who stays.

The model is well established in Dubai, the United States, the UK, Australia and Singapore. Now it has arrived in Lagos through Reportage Tower, a 27-floor, 611-apartment hotel development on Ozumba Mbadiwe Avenue, Victoria Island. This guide explains how it works, how the money reaches you, and why it is attracting serious investors.

What is a hotel-managed apartment?

A hotel-managed apartment is real estate you own that is operated as part of a hotel. Instead of letting it to one tenant on a yearly lease, the hotel sells it night by night to business travellers, corporate guests, visitors and families. You do not become a hotelier: the operator handles reservations, pricing, check-in, housekeeping, maintenance and guest services. Your role is simply to own the asset and collect your share.

  1. Buy — choose your apartment and payment plan.
  2. Own — the apartment is yours, backed by the development’s CofO and your purchase documents.
  3. Hotel operates — an international hospitality operator runs it as part of the hotel.
  4. Earn — guest revenue flows through the hotel and your share is paid to you.
  5. Stay — enjoy complimentary owner nights each year.
  6. Sell — exit when you choose, with the income arrangement attached.

Why investors prefer it to a normal rental

A conventional rental is one apartment, one tenant, one lease — and when the tenant leaves, the income stops until you find another. A hotel apartment can host many guests across hundreds of nights a year, with a professional team filling the calendar.

7 reasons investors are buying hotel-managed apartments in Lagos

1. Truly hands-free income

No tenants to manage, no rent to chase, no repairs to coordinate. The hotel runs everything, which makes this ideal for diaspora investors and busy professionals who want property income without the property headaches.

2. A dollar-priced asset in prime Lagos

Reportage Tower apartments are priced in US dollars. For many investors that is the point: a hard-currency, income-producing asset in Victoria Island, one of the most valuable addresses in West Africa.

3. Built-in demand from Victoria Island’s business district

Victoria Island is where banks, multinationals, embassies, consultants and conferences cluster. A hotel apartment here can be sold to business travellers, executives on assignment, event attendees and visiting diaspora families — a far wider demand pool than a residential flat.

4. Government partnership and a CofO title

The project is a joint venture between Reportage Group of the UAE and the Lagos State Government through the Lagos State Development and Property Corporation (LSDPC), signed on 17 October 2025 and reported in the national press. The development title is a Lagos State Certificate of Occupancy.

5. Early-entry pricing — and up to 25% off

Construction is at piling stage, which is typically when the best prices are available. Buyers who pay in full within 3 months receive 25% off: a one-bedroom listed at $201,250 comes down to about $150,938. Instalment buyers still save 5% to 10%.

6. A luxury home whenever you visit

Owners are entitled to complimentary stays each year. For diaspora investors, that means a five-star base in Lagos for visits, while the apartment earns the rest of the year.

7. Income now, capital growth later

You keep the right to sell or transfer your apartment. A future buyer acquires both a prime Victoria Island property and a proven income stream, which is exactly what investors pay a premium for.

How the money reaches you

Understanding the flow matters more than the headline percentage:

  1. A guest books and pays for a stay.
  2. The hotel manages rates, occupancy and service.
  3. Room revenue is earned by the hotel operation.
  4. Operating costs and management fees are deducted (staff, housekeeping, marketing, utilities, maintenance).
  5. Your owner’s share is calculated and paid under the hotel management agreement.

This is the same structure used internationally. Dubai Law No. 6 of 2019 formally recognises hotel apartments as an ownership category, and a publicly filed DAMAC managed rental agreement, for example, sets a 5% management fee on pooled revenue and pays owners quarterly. For Reportage Tower, the exact formula, fees and payment frequency are set out in the project’s hotel management agreement.

The numbers: what an apartment could earn

Here is a worked example for a one-bedroom city-view apartment, using assumptions from Victoria Island hotel-apartment research:

Worked exampleFigure
Purchase price$201,250
Nightly rate$400
Occupancy (70% of 365 nights)255 nights
Gross room revenue$102,000
Less operating costs and management fees (60%)− $61,200
Owner income per year$40,800
Return on purchase price20.3%
Illustrative only. A projection, not a guarantee; actual results depend on hotel performance and the terms of the hotel management agreement.

The pay-in-full advantage

Now apply the 25% pay-in-full discount. If the same apartment is bought for $150,938 and produces the same $40,800, the return on the money you actually paid rises to about 27% a year. That is the arithmetic that makes early, full-payment buyers the biggest winners in this model.

What if the hotel performs differently?

Smart investors test the downside as well as the upside. Using the same 60% cost assumption on a $201,250 apartment:

Nightly rateOccupancyOwner income a yearReturn
$30060%$26,28013.1%
$40060%$35,04017.4%

Frequently asked questions

What is a hotel-managed apartment?

It is an apartment you own outright that is run by a professional hotel operator as part of a hotel. Guests book and pay for stays, the operator handles bookings, housekeeping and maintenance, and you receive a share of the income under the hotel management agreement.

Do I really own the apartment?

Yes. You are buying the apartment itself, not a right to use a hotel room. At Reportage Tower the development title is a Lagos State Certificate of Occupancy (CofO), and your ownership is documented through the purchase agreement and Deed of Sublease.

How much can I earn from a hotel-managed apartment in Lagos?

Reportage Tower is marketed with a projected annual return of 18% to 22%. In the worked example above, a $201,250 one-bedroom earning $400 a night at 70% occupancy produces about $40,800 a year for the owner after costs, roughly 20%. This is a projection, not a guarantee, and it depends on hotel performance.

What does it cost to buy at Reportage Tower?

One-bedroom apartments start from $201,250 (about ₦276.7 million at ₦1,375 to $1), two-bedrooms from $304,750 and three-bedrooms from $425,500. Paying in full within 3 months attracts a 25% discount; 28-month plans attract 10%, 7.5% or 5% off.

Can I stay in my own apartment?

Yes. Owners are entitled to complimentary stays for a set number of days each year, subject to the owner-stay terms in the hotel management agreement.

Can I sell the apartment later?

Yes. Because you own the apartment, you can sell or transfer it, subject to the contractual and legal requirements. A buyer acquires both the property and its income-producing hotel arrangement.

Who manages maintenance and furnishing?

The hotel operator maintains the apartment to hotel standard and coordinates housekeeping and guest services. The furnishing cost and any service charges are set out in the fee schedule, which we obtain and review with you before you reserve.
