Off-Market Property Sales in Lagos: How to Sell Discreetly and Legally

Many of the most valuable homes in Lagos are never advertised. They are sold quietly, through trusted introductions, to buyers who have been checked in advance. This is an off-market sale, and it is a normal, lawful way to sell property in Nigeria and around the world. Here is how it works and when it makes sense.

What is an off-market sale?

An off-market sale is a sale without public advertising. The property does not appear on websites, social media or signboards. Instead, it is presented confidentially to a small number of suitable buyers. Everything else about the transaction is the same: verified title, lawyers on both sides, a registered deed and all statutory charges paid.

Why owners sell privately

  • Family privacy and security: keeping the photos, layout and address of a family home off the internet.
  • Sensitive circumstances: settling an estate after a bereavement, a divorce or a family reorganisation.
  • A public profile: business leaders and public figures who prefer their affairs to stay personal.
  • Occupied homes: sparing tenants, family or staff a stream of viewers.
  • Protecting value: a prime property that sits online for months can look overexposed.
  • Business confidentiality: companies disposing of assets without signalling their plans.

Private, but fully checked

Discretion is about who sees the property, not about avoiding scrutiny. A responsible off-market sale involves more checks, not fewer:

  • The owner’s identity and authority to sell are verified first.
  • The title is reviewed and, with consent, searched at the Lands Registry and the survey charted.
  • Buyers are identified, and serious buyers show proof of funds before any introduction.
  • The sale is documented through lawyers, with Governor’s Consent where required.

Nigeria’s Money Laundering (Prevention and Prohibition) Act 2022 expects businesses in the real estate sector to know their customers, and Propslisting applies these standards to sellers and buyers alike. We decline any listing where ownership cannot be verified.

Frequently asked questions

What does off-market property mean?

A property sold without public advertising, presented confidentially to selected buyers. The legal process is the same as any other sale.

Is an off-market property sale legal in Nigeria?

Yes. It follows the same legal process as any sale: verified title, lawyers, a registered deed, Governor’s Consent where required and statutory charges paid.

Will I get a lower price selling off-market?

Not necessarily. Prime and unusual homes often sell well privately, but because fewer buyers see the property, realistic pricing matters.

Who sees my property in a private listing?

Only vetted buyers we introduce, and full details are shared only with buyers you approve.
