Why properties stay unsold in Lagos
Most properties that sit on the market for months have the same problems:
- The price is too high for the area, so buyers skip it.
- The photos are poor: dark, blurry or missing key rooms.
- The title is unclear, so cautious buyers walk away.
- The seller is hard to reach, and enquiries go cold.
- It is not visible online, where most buyers, including the diaspora, start their search.
Fix these and your property will sell faster. Here is how.
7 ways to sell your property fast in Lagos
1. Price it right from day one
Compare your property with similar ones in the same area before you set a price. Our area pages show the current asking-price range for Lekki, Ajah, Ikoyi, Victoria Island and more. A realistic price attracts more enquiries in the first two weeks, which is when a listing gets the most attention.
2. Get your documents ready
Serious buyers will ask about title before they inspect. Have your Certificate of Occupancy, Governor’s Consent or deed, survey plan and building approvals ready to share. Our guide to the documents buyers look for in Lagos explains what each one means.
3. Take photos that sell
Photos are the first thing buyers judge. Shoot in daylight with the lights on, hold the phone landscape, and capture the front of the property, the living room, kitchen, every bedroom, bathrooms and any special features such as a pool, BQ or rooftop terrace.

4. Write a clear, honest description
Use a title buyers search for, such as “4 Bedroom Semi-Detached Duplex with BQ in Abijo, Lekki”. In the description, cover the number of bedrooms and bathrooms, the BQ, plot or floor size, the estate or street, power and water, security, parking, the title document and any payment terms.
5. Offer flexible payment if you can
For developers and some owners, a payment plan can widen your pool of buyers dramatically. On Propslisting, listings with a payment plan show the initial deposit, balance and plan terms clearly on the card and the property page.
6. Respond quickly
A buyer who waits a day for a reply has often moved on. Keep your phone and WhatsApp close, and agree inspection times promptly.
7. List where buyers are looking
Buyers search online by area, property type and budget. Propslisting puts your property in front of them through our search, our area pages and Google, at no cost to you.

How listing your property on Propslisting works
Listing takes about five minutes. Go to the List a Property page and follow these steps:
- Enter your details: your full name, phone or WhatsApp number and email, and choose whether you are listing as a property owner, developer or agent.
- Choose public or private: a public listing appears on Propslisting; a private (off-market) listing is never published and is shown only to vetted buyers.
- Describe the property: add a listing title, choose for sale, for rent or off-plan sale, select the property type (from apartments and duplexes to land, offices, shops and warehouses), and enter the address or area.
- Set your asking price in naira.
- Write your description using the tips above.
- Add photos if you wish: up to 10 (maximum 5 MB each). Photos are optional, and private listings can leave them out entirely.
- Confirm and submit: tick the box to confirm you own the property or are authorised to market it, and that the details are accurate.
What happens after you submit
- Review. Our team checks your listing for accuracy and quality.
- We contact you. We call or message you before the listing goes live, to confirm details and, where needed, ask about the title documents.
- Your listing goes live (public listings only; private listings are never published), with your photos, price and a clean, premium layout that looks good on phones and computers.
- Buyers find it through our search, area pages and Google.
- Enquiries come in by WhatsApp, phone or the enquiry form. Our team screens them and passes serious buyers on to you.
- You complete the sale. Our 5% commission is only due when the sale is completed.
Because every listing is reviewed, buyers trust what they see on Propslisting, which makes them more likely to enquire. Read more about how we conduct due diligence.
Who can list on Propslisting
- Property owners selling or letting a house, flat or plot.
- Developers marketing new or off-plan projects, with deposit and payment-plan details shown on every card.
- Agents and agencies with a mandate to market a property.

Private (off-market) listings: sell discreetly, without going online
Not every owner wants their home on the internet. Many of the most valuable properties in Lagos change hands quietly, through trusted introductions rather than public adverts. For owners who want that discretion, Propslisting offers a private, off-market listing (read our full guide to off-market property sales in Lagos). Your property is never published on our website, in Google or on social media. Instead, once we have verified your identity and the title, we present it confidentially to a small pool of pre-qualified buyers.
Why owners choose to sell privately
Selling privately is common and entirely legitimate, in Nigeria and around the world. The owners we speak to choose it for reasons such as:
- Family privacy and security: not advertising the photos, layout or address of a family home.
- Sensitive family matters: an estate being settled after a bereavement, a divorce or a family reorganisation, where a public “for sale” advert invites unwanted attention.
- A public profile: business leaders, professionals and public figures who prefer their personal affairs to stay personal.
- Respect for tenants and staff: avoiding a stream of viewers in an occupied home.
- Protecting value: a high-end property that sits online for months can look overexposed; a quiet sale protects its position.
- Business confidentiality: companies selling assets without signalling their plans to competitors.
Private does not mean unchecked
Discretion is about who sees your property, not about avoiding scrutiny. A private listing goes through more checks than a public one, not fewer:
- Owner verification: we confirm the identity of the owner or their authorised representative before anything else happens.
- Title verification: we review the title document (C of O, Governor’s Consent, registered Deed of Assignment or Gazette/Excision) and, with your consent, carry out searches at the Lands Registry and chart the survey plan.
- Vetted buyers only: buyers are identified, and serious buyers show proof of funds before a property is introduced to them.
- Lawful, documented transactions: every sale goes through lawyers, with a proper deed, Governor’s Consent where required, and the statutory charges paid.
Nigeria’s Money Laundering (Prevention and Prohibition) Act 2022 expects businesses in the real estate sector to know who they are dealing with, and we apply these know-your-customer standards to sellers and buyers alike. We decline any listing where ownership cannot be verified or something does not add up. That protects you, protects the buyer and keeps private sales clean.
How a private listing works
- Choose “Private (off-market) listing” on the List a Property form. Photos are optional; you can leave them out entirely.
- Tell us the title document you hold and how you would like to be contacted: phone, WhatsApp, email only, or through your lawyer or representative.
- We verify your identity and the title, confidentially. Nothing is published at any stage.
- We match your property with suitable buyers from our vetted pool and share a discreet summary, without your name or exact address.
- You approve every introduction. Full details, photos and viewings are shared only with buyers you agree to, and buyers can be asked to sign a confidentiality undertaking.
- The sale completes through lawyers. Listing is still free, and our fee is the same 5% commission, payable only when the sale completes.
Your information stays confidential
Details of private listings are held only by our team, used only to arrange the sale, and handled in line with the Nigeria Data Protection Act 2023. Private listings never appear on Propslisting.com, in search engines or in any advert.
Your checklist before you list
- Up to 10 good photos, taken in daylight (optional, and not needed for a private listing)
- Your asking price, checked against similar listings in the area (see how to price your property)
- Title document and survey plan ready to share
- Key facts: bedrooms, bathrooms, BQ, size, estate, power, water and parking
- Payment terms, if you are offering a plan
- A phone or WhatsApp number you answer quickly

Frequently asked questions
Is it really free to list my property on Propslisting?
Yes. There is no fee to submit or publish your listing. We only charge a 5% commission when a sale is completed through Propslisting, so you pay nothing unless your property sells.
What does Propslisting charge when my property sells?
We charge a 5% commission on each completed sale. There is no listing fee and nothing to pay upfront.
How long does it take to list a property?
Filling in the form takes about five minutes if your photos and details are ready. Our team then reviews the listing and contacts you before it goes live.
Can I list land, or only houses?
You can list houses, apartments, land and commercial property, for sale, for rent or as an off-plan sale.
Do I need to be the owner to list a property?
You can list as a property owner, a developer or an agent. You must own the property or be authorised to market it, and you confirm this when you submit.
How quickly will my property sell?
That depends mostly on the price, the location, the photos and how clean the title is. Well-priced properties with good photos and ready documents attract enquiries fastest.
What is a private (off-market) listing?
It is a listing that is never published online. We verify your identity and the title, then present the property confidentially to vetted buyers. Your name and exact address are shared only with buyers you approve.
Is selling property privately legal in Nigeria?
Yes. A private sale follows exactly the same legal process as any other sale: verified title, lawyers on both sides, a registered deed, Governor’s Consent where required and statutory charges paid. The only difference is that the property is not advertised publicly.
Do I have to upload photos?
No. Photos are optional for every listing. Many private sellers choose not to upload any, and we arrange photography or viewings only for buyers they approve.
How do buyers contact me?
Each listing has WhatsApp, call and enquiry buttons. Our team handles the enquiries and passes serious buyers on to you, so you are not flooded with time-wasters.
