Prices fall steadily as you travel east along the Lekki–Epe Expressway. A 3 bedroom home in Lekki Phase 1 averages about ₦405m, while most Sangotedo listings sit between ₦100m and ₦230m. But the address on the gate is only part of the story: flooding, title quality and traffic vary street by street, and they matter just as much.
We have looked at published 2026 research, thousands of live listings and recent news to profile the best estates in Lekki, Ajah and Sangotedo, zone by zone, so you can see where your budget goes furthest.

Five checks before you buy
- Flooding: on 4 July 2024 about ten hours of rain flooded Lekki and Ibeju-Lekki; Ajah and Lekki flooded again in August 2025 and July 2026 (Vanguard). Visit after heavy rain, compare the floor level with the road, and ask residents about the last three rainy seasons.
- Title: prefer a C of O or Governor’s Consent and verify it at the Lagos State Land Registry before paying. Read our guide to property due diligence.
- Permits: for new builds, ask for the LASPPPA permit number and the LASBCA Certificate of Fitness for Habitation.
- Traffic: the Lekki–Epe Expressway is still the main artery; test your commute at peak hour before committing.
- Service charges: in prime Chevron estates these can reach ₦1m–2m a year. Get the schedule in writing.
What will move prices next
- Lagos–Calabar Coastal Highway: a 47 km first section from Ahmadu Bello Way to Eleko junction opened to traffic in December 2025 (Arise), and the Minister of Works said in October 2026 that it is complete.
- Land near the highway: asking prices within about 5 km of the route are reported up 25–40%, mostly towards Ibeju-Lekki, Eleko and Awoyaya (Lands of Nigeria).
- Lekki Deep Sea Port: commercial operations began in April 2023, with capacity of 2.5 million containers a year (Wikipedia). Jobs at the port and free zone feed demand in Sangotedo and Abijo.
- Dangote refinery: its 650,000 barrels-a-day operation adds rental demand to Sangotedo and Awoyaya, about 20–30 minutes away.
